I. Terms and Conditions
By booking through the ARAW Villas and Residences website, online booking services, or third-party online travel agencies (OTAs), you agree to comply with and be bound by the following Terms and Conditions. Please read them carefully before making a reservation.
1. Acceptance of Terms
By accessing our website or utilizing our booking services, you confirm that you have read, understood, and accepted these Terms and Conditions. If you do not agree with any part of these terms, you are advised not to use our services.
2. Reservation Policies
2.1 Booking Confirmation

2.2 Payment

- 1-night stay: A deposit of 100% of the total stay amount is required to reserve a

- No-Show: Failure to check in on the scheduled arrival date without prior notice may result in a full charge for the stay.
2.5 Activities and Tours Reservations

3. Check-In and Check-Out
3.2 Check-In
- Standard check-in time is from 2:00 PM Early check-in is subject to availability and may incur additional fees.
- Express Check-In: Guests are encouraged to complete necessary forms and submit the incidental deposit prior to arrival.
- Incidental Deposit: A deposit of PHP 3,000 is required upon check-in, refundable upon check-out if no charges have been incurred during the stay.
3.2 Check-Out

3.3 Identification
- A valid government-issued ID and the credit card used for the reservation must be presented at check-in.
4. Room Keys and Complimentary Wi-Fi

7. No Smoking Policy
ARAW Villas and Residences maintains a strict No Smoking Policy within the resort, including guest rooms and public areas. Smoking, including the use of e-cigarettes, is only permitted in designated smoking areas. Violations of this policy will result in a fine.
8. Corkage Fees
To maintain the integrity of our services, the following corkage fees apply for food and beverages brought into the resort:
- Snacks (3 bags or more): PHP 500
- Wine (per bottle): PHP 700
- Hard Liquor (per bottle): PHP 1,000
- Soft Drinks (per bottle): PHP 300
- Outside Food: PHP 1,000 per dish (excludes baby food)

13. Travel Insurance
We strongly recommend all guests obtain comprehensive travel insurance covering medical emergencies, cancellations, extreme weather, and loss of personal belongings.
14. Limitation of Liability
ARAW Villas and Residences, its staff, and affiliates are not liable for any direct or indirect damages arising from the use of our website, booking services, or during the guest’s stay. This includes damages due to unforeseen events such as travel delays, political disturbances, or natural disasters.
14.1 Lost and Found
- ARAW Villas and Residences is not responsible for any lost, stolen, or misplaced Found items will be stored for up to 14 days, and shipping costs for returned items are the guest’s responsibility.
14.2 Assumption of Risk
By participating in activities at ARAW Villas and Residences, guests acknowledge the risks involved, including personal injury or health threats. Guests fully assume responsibility for these risks.
14.3 Waiver and Release of Liability
By engaging in resort activities, guests agree to release ARAW Villas and Residences, its staff, and affiliates from liability for any injury, health issues, or property damage that may occur during their stay.
14.4 Indemnity Agreement
Guests agree to indemnify and hold harmless ARAW Villas and Residences from any claims or liabilities arising from their stay or participation in activities, including any damage, personal injury, or loss.
15. Force Majeure
ARAW Villas and Residences will not be held liable for delays or non-performance resulting from acts beyond our control, including but not limited to natural disasters, war, or government actions.
15.1 Illness and Epidemics
- We reserve the right to refuse accommodation to guests exhibiting symptoms of contagious diseases.

16. Governing Law and Dispute Resolution
These Terms and Conditions are governed by the laws of the Republic of the Philippines. In the event of a dispute, both parties will attempt to resolve it amicably. If unresolved, the dispute will be subject to the exclusive jurisdiction of Philippine courts.
17. Data Privacy Policy
ARAW Villas and Residences adheres to the Data Privacy Act of 2012 (RA No. 10173). We are committed to protecting the privacy of our guests’ personal data and using it solely to enhance the guest experience.
18. Amendments
We reserve the right to modify these Terms and Conditions without prior notice. The updated terms will be posted on our website, and continued use of our services constitutes acceptance of the updated terms.
19. Management’s Rights
- Guests must conduct themselves with respect and refrain from causing

II. Booking and Modification Policy
At ARAW Villas and Residences, we understand that plans can change. Our cancellation and modification policy are designed to be fair and straightforward. Please review the details below to understand our terms:
1. General Policy
- All cancellations and modifications must be requested in writing via email or by Refer to Table 1.
- The date of receipt of the cancellation/modification request will be considered the effective date of the cancellation/modification.
2. Cancellation Policy
2.1 Cancellations Made 15 Days or More Before Arrival
- Reservations canceled 15 days or more before the scheduled arrival date will incur no penalty. Any deposits paid will be fully refunded.
2.2 Cancellations Made Within 14 Days or Less Before Arrival
- If a reservation is canceled within 14 days or less before the scheduled arrival date, the deposit paid is non-refundable.
- In the event of a no-show or early departure, the reservation will be subject to a full room night charge for the entire reserved stay.
3. Modification Policy
3.1 Modifications Made 15 Days or More Before Arrival
- If a reservation is modified 15 days or more before the scheduled arrival date, no penalty charge will apply, and the modification will be subject to availability. Any difference in room rates or additional charges due to the modification must be settled accordingly.
3.2 Modifications Made Within 14 Days or Less Before Arrival
- If a reservation is modified within 14 days or less before the scheduled arrival date, the modification will be subject to availability and may incur additional charges.
- Any reduction in the length of stay or changes in room type within 14 days or less before arrival may result in penalty charges up to the amount of the original

III. Child Policy
ARAW Villas and Residences is committed to providing a welcoming and enjoyable environment for families. This Child Policy outlines the terms and conditions applicable to guests traveling with children, including accommodation, dining, and safety guidelines.
A. Age Categories
For the purpose of this policy, children are categorized by age as follows:
- Adult (12 years and above)
- Children (ages 6-11)
- Infants and Toddlers (ages 0-5)
B. Accommodation Policy
1. Infants and Toddlers (ages 0-5)
- Infants and toddlers can stay free of charge when sharing a room with parents or guardians.
2. Children (ages 6-11)
- For children aged 6-11 as an extra person staying in the same room as parents or guardians, they will be charged PHP 600 per night including daily kids’
- Extra beds are available in select rooms
3. Adults (ages 12 and above)
- Guests aged 12 and above are considered adults and will be charged the full extra person rate of PHP 1,200 per night including daily breakfast.

- Children aged 0-5 eat free of charge (menu based on kids’ menu)
- Special dietary needs or allergies should be communicated to our staff in advance to ensure appropriate meal preparation.

- ARAW Villas and Residences offers a specially designed Kids’ Menu for children ages 6 to For children who prefer to select dishes from the main menu, items will be available at 50% of the adult meal price. This is not valid in conjunction with any other discounts.

- For safety reasons, children under the age of 12 must be accompanied by an adult when using these facilities.
IV. Pet Policy
At ARAW Villas and Residences, we are delighted to welcome you and your furry friends to our resort. We understand that pets are part of the family and strive to provide a comfortable experience for our guests and their pets. To ensure the enjoyment and safety of all our guests, including your beloved pets, we kindly ask you to follow our pet policy outlined below.
1. General Guidelines
- Pets Are Welcome: We are happy to accommodate your pets during your Our pet-friendly policy allows dogs, cats, and other domesticated animals.
- Pet Size Limitation: To manage orderliness in the resort, we welcome medium- sized pets and smaller. For the comfort and safety of all our guests, pets exceeding 22 inches in height (measured from the shoulder) are kindly asked to stay at home.

3. Cleaning and Maintenance
- Keeping the Resort Clean: It is the pet owner’s responsibility to clean up after their pets. We ask that you promptly dispose of pet waste in the appropriate containers provided throughout the resort.
- Additional Cleaning Services: Should you require assistance cleaning up after your pet, we offer a cleaning service for an additional charge of PHP 1,000 per request. This service can be requested through any of our butlers.
4. Damage and Liability

5. Health and Safety

- Wellness: Pets showing signs of illness or distress may not be allowed to stay to ensure the safety and comfort of other guests and pets.
6. Acceptance of Terms
